Could be a business, two family home, or easily converted to a one family home

Welcome to 52 Quaker Street

Granville, New York.

The former office of

Michael "Craig" Campbell Realty.

Back in 1986, we moved our office to 52 Quaker Street, from our home office expanding our real estate business.

We have continued to grow, moving our office to its new location at 104 Quaker Street, Granville, NY

Over the years we invested in and improved the single family home at 52 Quaker Street.

Shortly after purchasing the building, we decided to offset expenses by creating a second story apartment.

We added a kitchen, allowing for a spacious bedroom, living room, and full bath, with a washer, and dryer hook-up.

For 24 years we occupied the lower level as office space.

After moving in 2011, we created a second apartment, now a 2 family home.

The ground floor could be either a 1, or 2 bedroom apartment.

The list of improvements over the years is substantial!!!

Please read on ....

A new downstairs kitchen was just completed in January of 2015.

The old kitchen was replaced with new cabinets, new lighting, new counter tops, a new stainless steel sink, and faucets.

A new range hood & light was installed.

The appliances were purchased new, and are only 2 years old+/-.

We recently gutted the old downstairs bath, installing a new bath, tub, shower, washer hook up, vanity lights, fan, toilet, vinyl floor, walls, and ceiling.

This bath was completed in the summer/fall of 2011.

Each apartment has separate heat, and electric, paid by the tenants!

The upstairs warm air propane furnace, was installed in September 2013.

The structure is well insulated from the basement to the attic.

52 Quaker Street is one of a limited number of properties within the Village of Granville, that is zoned "Neighborhood Business".

The zoning allows for a business, one family, two family, retail sales, commercial, etc ....

52 Quaker Street is also New York State Route 149.

The location in itself, makes this a great investment for the future, affording high visibility to both vehicle and pedestrian traffic.

There is ample off street parking, both in the front and back of the building.

If one so chooses, the parking lots could be returned to lawn with little effort.

There is a large, wrap around screened in rocking chair porch .... perfect for watching the parades, or simply relaxing .... Spring, Summer & Fall.

It's a great place to enjoy during lunch, or warm summer evenings.

Behind a set of French Storm Doors and a set of ornate early period double entry doors,

is a truly beautiful Victorian open staircase, complete with a stained glass accent window.

The upstairs apartment is accessible via these front porch entry doors.

The staircase, and hallway are a portion of the second level living area.

The downstairs is accessible by a separate front porch door.

To convert back to a single family, all you would need to do, is unlock the hallway door.

The upstairs currently has an eat in kitchen, featuring pine cabinets, stove, and refrigerator, included in the sale.

There is a full bath and laundry, a living room and one bedroom.

To convert to a single family, you would simply remove the cupboards, creating 3 bedrooms, and a full bath up ....

.... or continue as is, with an income producing, second level apartment, to offset expenses.

The second level would typically rent for $500 per month.

Remember, the tenants pay their own heat, and electric.

Let’s take a look at the downstairs.

Note the beautiful wood floors.

Just off the wrap around screened porch, is a large room ideal for use as a living room, dining room, office space, retail sales, etc, etc....

The walls in the downstairs were just replaced (Dec. 09) with new sheet rock, of which all were primed, and painted.

The ceilings in this lovely Victorian, feature a very ornate, early period intricate pattern.

The walls were painted again in 2012, all of which look great!

The 3 front rooms are large, all of which feature early period moldings.

One could easily create a 2, or 3 bedroom, downstairs apartment.

There is an existing new kitchen, and bath area already in place.

The floors are very inviting to say the least!!!

Behind these French doors, is a large front room ideal for a number of uses.

Perfect for business, residential, or retail, etc ....

Once again, note the beautiful pine floors in the 3 front rooms.

The front room facing Quaker Street, boasts a large, built in library shelf, complete with 15 individual storage spaces.

What a great place to display not only books, but perhaps collectibles, china, photos, etc, etc....

This room doubles as a bedroom, and or, office space/retail, etc ....

The lower level can be used as a 1 or 2 bedroom apartment.

Potential annual income as a 2 family, would most likely be $13,000 to $14,000 annually.

The tenants pay their own heat and electric.

The downstairs living area, for the most part, boasts beautiful yellow pine floors, and ornate Victorian ceilings.

Both the downstairs, and upstairs baths have laundry connections.

There is a 1 car, detached garage, perfect for your favorite auto,  workshop, storage, etc ....

The back yard is suitable for either parking, bar-b-q's, etc ....

The front yard, directly adjacent to Quaker Street, also known as NY State Rte. 149, affords a roadside area for an illuminated sign.

52 Quaker Street is a highly visible location to both vehicle, as well as pedestrian traffic.

State Route 149 is a direct link to exit 20 in nearby Lake George, it extends to Vermont, less than a mile away.

For many reasons, Quaker Street is an ideal location.

It's a short walk to the new Big Lots Department Store, the recently opened Tractor Supply Store, and,

the brand new, Advanced Auto Store, the Granville Elementary School, and High School, the Village Park, Library, and numerous businesses.

We believe Quaker Street was the place to be when we purchased the building in 1986.  We still do!!

Our new office is only a few hundred yards away, at 104 Quaker Street.

We wanted to be on Quaker Street 28 years ago, and, we still are!!

The door shown here, is a front porch access to the downstairs apartment.

It's fair to assume you'll enjoy the large rocking chair porch.

It's screened, and ready for summer!

There are both front, and back entry ways to the downstairs apartment.

We enjoyed the various perennials, and bet you will too!

Whether you’re an experienced business, an ambitious entrepreneur,

or someone looking for a homestead, or investment property,

52 Quaker Street has a lot to offer.

It’s suitable for a number of endeavors.

Live in one unit, rent the other, occupy the whole home, operate a business, etc, etc ....

We believe you'll be impressed by the following list of improvements.
